Cancellation Policy
Host-Initiated Cancellations:
If Big Thompson Outfitters (BTO) must cancel a reservation, the guest will receive a full refund if the cancellation occurs before check-in. If the cancellation is within 30 days of check-in, we will work with the guest to re book a different date if possible. Guests will receive an email detailing the cancellation and refund information.
Common reasons for host-initiated cancellations include: Safety Concerns: Situations that compromise the safety of guests or host. Severe Weather: Conditions that make the property unsafe or inaccessible. ID Verification: If the guest has not provided ID verification within three days of booking.
Standard Booking
Standard Bookings (1-27 Nights): Full Refund: Guests must cancel at least 30 days before check-in to receive a full refund. Partial Refund: Cancellations between 7 and 30 days before check-in will receive a 50% refund for all nights. No Refund: Cancellations made less than 7 days before check-in are non-refundable. Special Case Refund: Guests who cancel within 48 hours of booking will receive a full refund if the cancellation occurs at least 14 days before check-in.
Smoke- Free Environment
Long Term Stays
Long-Term Stays (28 Nights or More): To receive a full refund, guests must cancel at least 30 days before check-in. If canceled within 30 days of check-in, Big Thompson Outfitters will retain payment for all nights stayed plus an additional 30 nights. If fewer than 30 nights remain on the reservation at the time of cancellation, Big Thompson Outfitters will retain payment for all remaining nights.
